Newly constructed homes need to be inspected at different phases of construction including pre-drywall phase, finished and before the builder's warranty expires (11th month).

About New Construction Inspections

  • A newly constructed home should be inspected before drywall (pre-drywall), before closing (final inspection), and before the builder’s one-year warranty expires to identify construction defects and ensure proper repairs.

  • A pre-drywall inspection reviews framing, foundation, roof structure, plumbing, electrical wiring, HVAC ductwork, window and door installation, and code compliance—ensuring structural integrity and proper installation before insulation and drywall conceal the work.

  • A final inspection for new construction verifies the home complies with building codes and is safe for occupancy. It typically covers:

    • Completed interior/exterior finishes

    • Safety items (smoke/CO detectors, handrails, egress windows)

    • Proper grading/drainage

    • All systems (plumbing, electrical, HVAC) functional

    • Fire separations and structural elements

  • An 11th Month Warranty Inspection is a home inspection performed near the end of a builder’s one-year warranty to identify defects or unfinished items, allowing the homeowner to request repairs before the warranty expires.

  • Any person who has contracted a builder to build a new home in CT.

  • New Construction Inspections start at $475.  Package deals are available when the pre-drywall, final and 11th Month Warranty are bundled.
