About Termite Inspections

  • Termites feed on wood and other cellulose materials, silently damaging structural components like framing, floors, and support beams. Over time, infestations can weaken a home’s structural integrity, cause costly repairs, and reduce property value—often without visible signs until significant damage has occurred.

  • A termite inspection covers visual checks for live termites, mud tubes, damaged wood, hollow-sounding timber, frass (droppings), moisture issues, entry points, and conditions conducive to infestation inside and outside the property.  A termite inspection includes a photo-rich online report.

  • A home buyer should consider a termite inspection before purchase, especially in termite-prone areas, for older homes, visible wood damage, or when required by lenders or insurers.

  • Request an evaluation by a licensed pest control contractor. Negotiate treatment and repairs or a price reduction with the seller. Require proof of professional extermination and a clearance letter before closing.
    If damage is severe or unresolved, consider delaying or canceling the purchase.
